Local Authority Approval
In most cases Planning and Building Permission is not required for sectional buildings with less than 70 cubic metres capacity and 30 square metres floor area - but it pays to be certain before you start.
Alternatively, consult your local planning office as there are situations when planning and building approval could be required, as each local authority applies different rules to Planning and Building Regulations.
As a guide permission could be required in the following cases:
- Buildings over 70 cubic metres in capacity
- Buildings with a floor area of over 30 square metres
- Buildings to be situated forward of the house building line
- Buildings covering over half the area of the garden
- Buildings over 3 metres high fitted with a pent roof, and buildings over 4 metres high with an apex roof
